How Innovate Funding Funds and Arranges Loans

Innovate Funding is an Australian private lender and specialist finance brokerage.
We maintain our own pool of private funds, supported by capital from high-net-worth private investors. Transactions that meet our internal lending criteria may be funded directly through this capital.
When a transaction is not suitable for our own funds, we may broker it to an appropriate private or non-bank lender from our broader lending network.
This gives borrowers two potential funding pathways through one assessment process.

Our Two Funding Pathways
1. Direct Private Lending
Innovate Funding has access to its own dedicated pool of private capital.
When a transaction fits our internal credit appetite, it may be funded directly through this pool. This gives us greater control over the credit decision, proposed loan structure and approval process.
Transactions considered for direct funding are assessed on their individual merits. Important factors generally include:

Having access to our own funds allows us to make direct credit decisions on transactions that meet our lending parameters. Direct funding remains subject to satisfactory valuation, due diligence, legal documentation and final approval.
2. Brokered Private Lending
Not every transaction will be suitable for Innovate Funding’s own capital.
A transaction may fall outside our internal parameters because of its size, location, security type, requested term, loan-to-value ratio or another aspect of the proposed structure.
Where appropriate, we may broker the transaction to a specialist private or non-bank lender with a more suitable lending appetite.

We explain whether a proposed facility is being considered for direct funding by Innovate Funding or arranged through an external lender.
How We Select the Funding Pathway
Each enquiry begins with an initial review of the borrower, loan purpose, property security and proposed exit strategy.
We first determine whether the transaction fits our own lending criteria. If it does not, we consider whether an external lender may be able to provide a suitable alternative.
